Sunlight, big windows… and a room we didn’t expect to love this much!

While that moment is happening upstairs in the Penthouse sunroom, this week brought some of the biggest progress yet behind the scenes, and up on the roof!

A massive crane arrived on site and lifted 20 condensing units into place, which will ultimately supply heating and air conditioning throughout the entire mansion. It was one of those moments you had to stop and watch, and yes, we’re sharing photos because it was just as wild as it sounds!

Inside, the groundwork continues everywhere you look. Electricians are wiring throughout the house, and new flooring is nearing completion before we move into refinishing floors across the entire home. Downstairs, the main public spaces are in full prep mode with molding, patching, and painting all underway. All of this work is leading up to a major shift: wallpaper installation! We cannot wait to see these murals of colors and stories come to life on the walls, because once they are added, the house will really start to show its true character!

New flooring installation is almost complete; the next step is to sand and stain so that all the flooring matches.

Look at that ceiling color...and that trim!! Just wait until we add the wallpaper!

This week, we keep finding ourselves drawn to one space, the Penthouse sunroom. With the warm weather, sunlight has been pouring in, and every time it does, we naturally gravitate right back to it. Between the oversized windows overlooking the estate and the way the room feels instantly calm, airy, and bright, it’s quickly becoming a favorite! Frances designed this space to be inviting, and it absolutely delivers. We’re sharing a look at the room, along with the inspiration that brought it to life! Something tells us this might be one of your favorites, too!

This photo is from the original real estate listing. While those skylights added so much light, they also caused so much damage! The new design pays such a beautiful tribute to this room in a refreshed way!

Spring cleanup kicks off along the drive into the mansion this week, and it will feel so good to clear out all the winter debris. That long approach has always reminded us of those movie moments where the camera follows the treeline and then… wham—there’s the house. That’s the feeling we’re going for!

Thanks to our friends at TDL Outdoor Services, we’re getting the drive ready for that kind of arrival. We’re calling it now, the “Hollywood moment” starts here!

We can’t stop thinking about the Penthouse sunroom this week. It has us daydreaming about what it would feel like to settle in there for a slow lunch or afternoon tea. A quiet moment, sunlight pouring in, maybe watching family out on the terrace gardens… or hearing a competitive game of Marco Polo echoing up from the pool.

So this week, we’re sharing one of our favorites: espresso chocolate chip scones. Warm, a little indulgent, and perfect with a cup of coffee in hand.
